Their work will involve carrying out all the relevant searches and preparing all relevant settlement documents.

As the potential new owner of the property, you need to know about any information regarding debt attached to the property, known issues with the property itself, and other risks before purchase. The types of searches your conveyancer may recommend include: Title Search, Local Authority Searches, Risk Assessments, Building Permits, Pest Reports and Strata.

As the seller, you need to verify your identity as the property owner and disclose relevant information about the property, such as planning permits or zoning changes, which may impact the value of the property. The requirements vary state by state.

Local councils and governments around Australia all have different fee schedules which is why there is no flat rate for the ‘out of pocket’ part of your Settle Easy conveyancing.

They may or may not have to pay to complete the following – it just depends on what type of property you have bought or sold and where it’s located:

  • council and water rates searches
  • planning and heritage searches
  • title and encumbrance searches
  • water meter readings
  • road authority certificates
  • land tax clearance certificates
  • Environment Protection Authority (EPA) certificates
  • owner’s corporation/body corporate/strata title certificates.
